When you have decided to rent a house, we will provide you with a written legal agreement which is your contract to rent the property.

You will need to review that legal agreement carefully.

This web page is only designed to provide some guidance about renting our houses, please note our notes on accuracy of information at the bottom of this page.

Getting started

  • Your letting agreement will be an assured shorthold tenancy, which defines both the tenant's and landlord's responsibilities.
  • Our letting period is typically 1 September until 30 June
  • Rent is payable in advance by standing order
  • We require a guarantor for the rent, typically your parents will guarantee your rent payment
  • You will sign the same letting agreement as all your housemates, and you will be what is known as "Joint Tenants"
  • You will be responsible for water rates and utility charges.

Deposits

  • We require a refundable security deposit of one and a half month's rent.
  • You will receive a receipt for your deposit.
  • This deposit is refundable at the end of your letting if you leave the property as you found it and all your bills are paid. The deposit may be retained to covers the cost of repairs or damage, the cost of any cleaning necessary in the property when you leave, rent arrears, or unpaid bills.
  • At the end of your letting, we will inspect the property and check the inventory. Provided you leave the house in good condition, you get your deposit back in full. We will notify you of any deductions from your deposit for damages, unpaid bills or rent arrears.
